The home on Lot 12, 212 Villa Domani Circle, has changed hands four times since it was built. In March 2023 a warranty deed recorded a price of $470,000. In April 2026 a certificate of title moved it to Wilmington Savings Fund Society FSB for $290,100. In September 2026 another warranty deed recorded a sale at $340,000. Polk County's sale code table lists "CT" as a certificate of title and "W" as a warranty deed, which is how the foreclosure step shows up in the record.
The house is a 1,823-square-foot, four-bedroom, three-bath attached home with a screened pool, built in 2022. That is the same floor plan as several of its neighbors. As of early October 2026, the most recent closed price for this plan in the county record came out of a bank resale.
That changes the math for anyone buying or selling in this 63-home gated community built by Bellavista Group in Davenport. A second detail changes how you should read the closing paperwork.
Same floor plan, three different prices
We pulled five Villa Domani parcel pages from the Polk County Property Appraiser. The pages show data current as of October 2, 2026. Five of 63 homes is a sample, not a market report. Still, the sample shows a clear pattern when you group the homes by floor plan.
| Lot / address | Living area | Earlier recorded sale | Latest recorded sale | 2026 just market value |
|---|---|---|---|---|
| Lot 12, 212 Villa Domani Cir | 1,823 sq ft | $470,000, 03/2023 | $340,000, 09/2026, after a $290,100 certificate of title in 04/2026 | $304,700 |
| Lot 20, 244 Villa Domani Cir | 1,823 sq ft | $438,800, 02/2023 | $398,000, 07/2025 | $323,500 |
| Lot 25, 108 Villa Domani Cir | 2,163 sq ft | $424,300, 04/2022 | $349,900, 08/2026 | $304,000 |
| Lot 60, 219 Villa Domani Cir | 2,163 sq ft | none shown since construction | $421,000, 03/2025 | $327,000 |
| Lot 40, 153 Villa Domani Cir | 2,440 sq ft | $430,900, 03/2021 | $500,000, 07/2025 | not captured |
For the 1,823-square-foot plan, the two most recent sales are $58,000 apart, and the lower one followed a foreclosure. The 2,163-square-foot home on Lot 25 sold in August 2026 for $74,400 less than its April 2022 price, roughly 17.5 percent lower. The largest home in the sample, the 2,440-square-foot plan with a garage on Lot 40, went the other way and gained value between 2021 and 2025.
A single Villa Domani average blends these together and hides the split. Price movement here runs by floor plan, and in 2026 the most recent sales of the two smaller plans set the floor.
Why the bank resale matters more than its size
A lender's appraiser valuing a 1,823-square-foot home on Villa Domani Circle this fall will look for recent closed sales of the same plan inside the same gate. The September 2026 sale at $340,000 fits that description closely. Unless the appraisal treats it as a distressed sale and adjusts for that, it pulls the value of every matching home toward $340,000, no matter how the home being appraised was furnished, maintained or rented.
The county's 2026 just market values sit below every sale price in the table, between $304,000 and $327,000 on the four parcels where the figure appears. Those values are a tax-roll number, not an appraisal. Even so, the four lots fall within about $23,000 of each other, which suggests the county sees these homes as close substitutes.
Distressed supply may also not be finished. A foreclosure complaint filed in Polk County in May 2026 involves another home on Villa Domani Circle and names the homeowners association as a defendant. A filing is not a sale, and it may never become one. A buyer timing an offer, or a seller pricing a listing, should know it exists.
The table also shows that a homeowner in the community has a homestead exemption for the 2026 tax year.
The paperwork is an HOA's, not a condo's
Villa Domani has been marketed as a boutique condominium, and many buyers arrive expecting a condo purchase. The public record describes something else.
- The land: Each home sits on its own platted lot. The appraiser's legal description for 153 Villa Domani Circle reads "VILLA DOMANI PB 172 PG 39-40, LOT 40."
- The use code: The county classifies these homes as "Attached Housing" in unincorporated Polk County, with a Davenport postal address.
- The association: Florida's Division of Corporations lists Villa Domani Homeowners Association, Inc. as an active not-for-profit, filed April 9, 2018, with Extreme Management Team in Clermont listed as its principal address.
- The governing document: A 2026 court filing describes the association's interest as arising under a declaration of covenants, conditions, and restrictions recorded October 25, 2018.
Taken together, these records point to a Chapter 720 homeowners' association, not a Chapter 718 condominium. Confirm it against the recorded declaration before you sign. If it holds, it changes three things in your deal.
Florida's condo safety studies are not the main cost risk here
Much of Florida's 2025 and 2026 condo coverage centers on Structural Integrity Reserve Studies and milestone inspections. The SIRS requirement in section 718.112 applies to condominium buildings at least three habitable stories high. Milestone inspections under section 553.899 also cover residential condominium or cooperative buildings of three or more habitable stories. The Villa Domani homes in our sample are two-story. An investor who discounts an offer because of post-Surfside special assessments is probably pricing in a risk that belongs to a different kind of property.
You get a disclosure summary, not a condo document package
On a condo resale, section 718.503 entitles the buyer, at the seller's expense, to the governing documents, financial statement, budget, and any applicable inspection and SIRS materials. If the documents were not delivered more than seven days before signing, the buyer can cancel within seven days after both signing the contract and receiving them, excluding weekends and legal holidays. On an HOA sale, section 720.401 requires a disclosure summary before signing. The summary covers mandatory membership, recorded restrictions, assessments and possible liens. If the summary was not delivered before signing, the buyer may cancel in writing within three days of receiving it or before closing, whichever comes first. That right ends at closing.
The HOA window is shorter, and the summary is less detailed than a condo package. If you want the budget, reserves and rules, you have to ask for them.
The answers that matter most sit with the association
None of the public pages we reviewed state Villa Domani's assessment amount, what it covers, whether the covenants allow short-term rentals, or how insurance responsibility is split between owners and the association for these attached homes. The management company's public site links to an owner portal but publishes none of these details. For a home bought as a vacation rental, the rental clause decides the purchase.
What to request before you write an offer
- The recorded declaration of covenants, conditions, and restrictions, to confirm HOA status and read the leasing and rental clauses.
- The current association budget and the assessment for the specific lot.
- A written statement of what the HOA insures and maintains on the attached structure, and what the owner must insure.
- The full Polk County sale history for your target lot and every lot with the same floor plan, with certificate-of-title transfers flagged.
- A check of Polk County court records for open foreclosure filings that name Villa Domani Homeowners Association, Inc.
FAQ
Is Villa Domani a condominium?
The public record points to platted fee-simple lots governed by a homeowners' association under a recorded declaration of covenants, conditions, and restrictions. We found no Declaration of Condominium. Read the recorded declaration to confirm.
Which county is it in?
Unincorporated Polk County, with a Davenport, FL 33896 postal address. The appraiser's parcel pages list it in the Unincorporated Polk County taxing district.
Can I rent a Villa Domani home short-term?
We could not confirm this from public sources. Some homes are advertised for vacation stays, but an advertisement does not establish what the covenants allow. The recorded declaration is the document that answers it.
Is the $340,000 sale the new market price?
It is the most recent recorded price for the 1,823-square-foot plan as of early October 2026, and it followed a foreclosure. Whether an appraiser adjusts for that, and whether other sales of that plan follow it, will decide how much weight it carries this fall.
